Home Information Pack (HIP) – Know All About It
It is required that every landlord must avail Home Information Pack (HIP). Landlords will be required to provide a Home Information Pack (HIP) if they are marketing residential property in England or Wales. There are some do’s and don’ts that you need to follow. You can request for a Home Information Pack if you have not been given one. You can also make a copy of the HIP available to potential buyers if you are the seller, including the Property Information Questionnair (PIQ). However, you must not market the property without having made a HIP request.

Home Information Packs (HIPs) were first introduced by the Government in December 2007 to reduce any delay in the property transaction process. There were some changes announced in December 2008. These included the introduction of a new Property Information Questionnaire that will provide a summary of information about the property in one place, helping buyers make decisions about whether to view a property, and ultimately whether to make an offer.
From 6 April 2009 the Government is making some important alterations to the Home Information Pack (HIP) that will affect the stage at which it can be purchased. It is now permitted by law that a HIP be in place before the property is marketed, this means that payment must have changed hands before advertising can begin.
